When booking the villa less than six months in advance, within 5 days of booking, a minimum initial deposit of 50% will be required. If the required initial deposit payment is not received within the 5 working day period, the villa reserves the right to void the Guest’s booking request. This initial deposit is non-refundable. Balance of payment is due in full 45 days before your expected arrival date. (Any stay period except below periods);
Balance payment of 50% by 60 days prior to arrival (stay periods of peak season / high season, which is Chinese New Year, Easter, Christmas, and New Year, and any other periods which are notified at the time of confirmation) If you are booking the villa more than six months in advance, a 25% initial deposit is due within 5 calendar days of booking. The additional 25% of the deposit will be requested 6 months prior to your stay. Balance of Payment is due 45 days prior to arrival.
If the booking is made less than 30 days prior to arrival, then full payment to be received by the villa no later than 7 days from the booking being confirmed. If the booking is made 7 days or less prior to arrival, then full payment to be received by the villa no later than 3 days from the booking being confirmed.
No contract will exist between the guest and villa owner until receipt full of funds. If payments are not made on or before the due dates as required herein, the Owner or the Owner’s Representative shall be deemed cancelled the booking without any further
notice required and reserves the right to allocate the Villa to another client and non – refundable for all money paid. Cancellation charges may apply as detailed below.
The cancellation will take effect from the day the written confirmation is received (email acceptable). The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa. All cancellations made by the Lessee are subject to penalties below:
A) 45 days prior to arrival - If the cancellation is made within 45 days prior the start of the rental period, all payments are forfeited one hundred per cent (100%) of total rental amount.
B) 46 days or more prior to arrival - If the cancellation is made within 46 days or more before the start of the rental period, all payments are forfeited Fifty per cent (50%) of rental amount.
C) For Peak season / High season booking period, for any cancellation after the deposit and/or balance payment paid, all payments are forfeited (non-refundable).
E) A shortening of stay for any reason after arrival is considered as a cancellation. all payments are forfeited one hundred per cent
