Located up in the lush green hills above Samui’s popular resort of Bophut and Fisherman’s Village, Kalya Residence is just a 15-minute drive from Samui’s international airport and 10-15 minutes’ to gorgeous sandy beaches in Bophut, Big Buddha and the island’s main tourist centre, Chaweng.
Thanks to its elevation, the villa overlooks spectacular views of the north-east coastline and the Gulf of Siam, to offshore islands such as Koh Phangan, popularly known as ‘Full Moon Island’, as well as of the island’s striking mountainous interior with its coconut palm clad slopes and dramatic waterfalls.
Circumnavigating Koh Samui by car takes just over an hour, so nothing is very far away. The main ferry port of Nathon which connects to Thai mainland is around 30 minutes’ drive and the key jumping off point for boat trips and excursions to discover offshore islands is a mere 10 minutes away at Big Buddha.

Entering through the ornate gateway into the impressive Panacea development, the first thing you notice is the feeling of luxury and total quality. Natural stone walls add privacy to the upmarket homes and tropical landscaping enhances the appearance, creating an appealing, organic living environment. Kalya Residence is the second villa on the estate. The name means 'health' and you certainly feel the benefits of the natural surroundings at this villa. Kalya Residence is a sophisticated and elegant home that blends striking architectural features, exceptional furnishings, natural materials and a scintillating sea view from every room.
Entering the house through the stylish wooden gate with wood-tiled roof structure, the property opens into a well-planted, landscaped tropical garden. Everything about this villa gives you a comfortable and homely feeling. You can imagine spending hours relaxing and enjoying this garden. To the right is a large covered driveway and again, adding to the naturalness of the villa, wooden tiles have been used on the roof. From the drive, steps lead up to a terrace area on the side of the main building. The path from the gate is fringed with a water feature and natural stone walls. Bordering the garden, a natural stone wall creates a high, back wall which drops all the way down to a moat-like water feature that runs behind the ground level of the house. The path has steps up to a bridge which crosses this space. With the stone walls, the moat and the bridge it’s almost like entering a charming medieval castle.
Large wooden doors open into an astonishing elevated living area. This expansive room runs virtually the whole width of the property and has a very high, wood-lined vaulted ceiling with windows on both sides that increase the feeling of space and adds to the overall grandness of an already impressive room. Facing the doors is a wall of bi-folding glass doors ensuring that the panoramic views across the forested valleys, the bay of Bophut and the island of Koh Pha Ngan are always visible and drawing your attention. An eye-catching pedestal dining table sits like a piece of art in the centre of the room. To the right is a sophisticated kitchen area with an island feature. All high-end branded appliances are fitted. This is an outstanding kitchen which not only looks fantastic, with light wood units, chrome fittings and marble surfaces, but it is also well planned and designed to include all you need; there’s even a wine cooler sunken into the surface of the island feature.
On the opposite side of the dining table is the lounge area which has a flat screen TV mounted on a pine cabinet and surrounded by comfortable brown and white sofas and chairs as well as contemporary ornaments and art works. Running the entire width of the room is a balcony with an almost invisible glass banister which looks over the garden, and the sizeable infinity swimming pool, as well as the views to the ocean. On the balcony there are all-weather chairs from which you can sit and take it all in. Stairs on both sides of the balcony lead down to the next level of the villa. Here, underneath the aforementioned living space, are three charming bedrooms facing out across the garden, pool and the views. A covered walkway runs along the front of these rooms giving each one an outdoor terrace.
Each of these three bedrooms has built-in wardrobes and a rear en-suite shower room with views out to the water feature and the intricate and beautiful natural stone wall running behind the property and up to the level above. All the rooms have king size double beds making this an ideal family or group villa. In each, the furniture is high-quality and stylish and the rooms are accessorised with stunning modern artworks. In front of this bedroom level is a lawn and garden that is well planted with a large number of tropical trees and plants. At the very front of the property is the large blue tiled pool. At the left side of the pool there are stools sunken under the water along the edge of the bar which is incorporated into a sala that also houses a dining table and bench seats.
To the right of the pool is the master suite. Staying here will be an experience to remember. A vaulted wooden ceiling with glass at the front and back creates an airy and light atmosphere. Doors open directly onto the pool terrace and take in the spectacular views. There’s a separate dressing area and an en-suite that has twin sinks, a rain shower and an indulgent terrazzo bathtub with windows looking directly out across the pool and to the ocean. Again the furniture and the artwork in here are modern in design.

For rentals beginning more than 75 days after the date of the booking request – a deposit of 20% of the total rental amount is payable For rentals beginning 75 days or less after the date of the booking request – the total rental amount is payable as a deposit
Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.
Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.
In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
The applicable amount will be deducted from the deposit and sums paid, and the manager will refund any remaining balance to the Guest.
Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher.
