The villa is nestled in a quiet village that is home to some great restaurants, and getting to the city centre only takes about 10 minutes by car. The villa is conveniently located within a 1.5 km radius from large department and convenience stores, restaurants, coffee shops, fresh market, and a gym. Visiting Chiang Mai’s biggest attractions such as old temples, Doi Suthep, Sangkhampang Hot Springs and Bo San Umbrella Village will take anywhere between 15 and 30 minutes by car.
This 7-bedroom property offers a taste of authentic Thai culture, perfect for those who are looking for that extra touch of new when travelling. The villa features a number of versatile indoor and outdoor spaces for a large family or a group of friends to enjoy; barbecue at poolside, watch blockbusters at the comfy living room, and mix your own beverages at the lounge bar.
All 7 bedrooms provide the highest level of comfort and come with wardrobes, dressing tables and en suite bathrooms. While they accommodate 14 persons, up to 8 beds can be added for an extra charge so the villa can sleep a maximum of 22 people. Two of the bedrooms are on the ground level and the remaining five are on the first floor.
There are 2 kitchens at the villa. The western kitchen, fully fitted for self-catering, is part of the open plan living area, and the Thai-style kitchen with a pantry, oven and stove is located at the rear of the house. The lounge is very spacious and it comes with comfortable sofas and a TV with lots of international channels. Next to it there is a bar, as well as a dining room table with 10 chairs.
The city centre is reachable within 10 minutes by car, and the villa is set in a peaceful village in close vicinity to several restaurants. Free Wi-Fi, private parking and daily maid service are included in the rental’s rate.

* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht
The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.
Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.
The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.
This will be a minimum charge of THB 500.00 per person.
Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
Please Note: All credit card payments are subject to a surcharge of 3.5%
Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances
Please be aware that if you cancel your villa booking you will lose the 20% deposit.
Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.
