The Hua Hin Manor Palm Hills is located in the exclusive grounds of the Palm Hills Golf Club and Residence. Set in its own grounds this grand holiday home offers 8 en-suite bedrooms, two spacious floors housing 4 lounge areas, an indoor, 10-place dining suite complete with wicker dining chairs and a huge outside Dining Sala also seating 10. This is adjacent to your large private swimming pool. 2 additional bedrooms with en-suite bathrooms and living room are in the separated pool house.
In terms of tranquility, you have the perfect setting. From the spacious rear garden area your view is of a calm lake, the 7th tee of the impressive Palm Hills Golf Club, and in the background there are forested hills.
The ground floor of the Manor is beautifully tiled throughout, while an impressive wooden staircase takes you to the second floor which is complete with wooden floors. The whole house has impressive art hanging from the walls, and in particular an exclusive set of 10 contemporary paintings by the famous Danish artist Torben Oustrup Jensen.
You choose where you wish to relax. There is a foyer upon entering the impressive double wooden door front entrance, a downstairs lounge, two upstairs lounge areas, a large 1st floor balcony to the front of the house, or a semi-circular one to its rear. The front and rear gardens are both a pleasure to spend time in, and the rear one in particular with your own swimming pool makes for the perfect place to cut yourself off from everything while relaxing with your own thoughts.
Any golf enthusiasts in your party are in for an absolute treat, and a half-priced one at that! The exclusive grounds in which you will be staying is home to the prestigious Palm Hills Golf Club. Designed by the world famous golf architect Max Wexler and opened in 1992 this was the first course in Hua Hin to achieve International standard.
Any members of your party who would like a challenging 18-holes is eligible for a 50% discount on green fees each time you decide to test those golfing skills. This exceptional benefit is due to the fact that you are staying in the Manor House. When you do venture to the Clubhouse it is just 1 kilometer away. There are changing rooms, a pro-shop and a restaurant which you can also take full advantage of.
For those in your party who prefer other sports and keep-fit activities there is also a private sports club in the grounds. Once again you are eligible to use the full range of facilities during your stay, and simply pay for whatever activity you choose on a ‘pay for play’ basis.
While you may be reluctant to leave your wonderful holiday residence during your stay you will find the effort worthwhile. The beach and town centre of charming Hua Hin is only 10km away.
The Royal seaside town of Hua Hin has a charm all of its own. Here you can take advantage of the long and wide stretch of main beach, with horse rides available for those wishing to feel the fresh sea breeze in their hair, the beach and town offer restaurants galore serving both Thai and International cuisine, and some seafood establishments to savour. Then you have the famous night market where souvenirs, local products and food stalls will keep you entertained on a nightly basis.
For the golf enthusiasts we mentioned earlier, this holiday will be a dream come true. Besides the wonderful course on your doorstep, the Hua Hin area is a haven for golfers. You will find an excellent choice of high quality courses which are within a 15-30 minute journey of your residence. In terms of scenery you can take in Thailand’s oldest Marine National Park; Sam Roi Yot, visit the fantastic Phraya Nakhon Cave, and explore the Kingdom’s largest National Park; Kaeng Krachan with its rich flora and fauna.

If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht
The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.
Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.
The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.
This will be a minimum charge of THB 500.00 per person.
Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
Please Note: All credit card payments are subject to a surcharge of 3.5%
Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances
Please be aware that if you cancel your villa booking you will lose the 20% deposit.
Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.
