You cannot beat the spectacular views over Koh Phangnan and Ang Thong Marine park! With both modern Thai and antique Asian furniture complementing one another, the Villa is an interior designer's dream and is unique in its architectural design. This Villa is much more than just a luxury shelter by the sea, it is an artistic manifestation that takes its natural environmental attributes as palettes for its architecture, where everyday materials around it become part of the canvas, including sand, rocks, terrain, and other natural features.

Large and intimate relaxation spaces
The villa itself enjoys numerous areas to relax, from large spaces combined with spectacular views, to cozy individual nooks and crannies, which allow guests to decide if they want to entertain just the closest of friends or to hold parties for large events. These spaces include a study, a luxurious indoor movie theatre, an indoor lounge bar with a pool table, and an outdoor pool bar.

Varied entertainment options
The shared spaces include the estate tennis court, an indoor bar that overlooks the infinity pool, and hosts a pool table and 2 large TVs, ideal for watching sporting events with friends and family. On top of this the villa’s lighting, music system and theatre are state of the art, operated by Ipad, whilst at the same time letting guests connect their own choice of music from individual Ipods and computer systems.

Delicious meals in stunning surroundings
There is a sunny outside dining terrace, seating up to 8 people, and an indoor dining room with large plate glass windows and doors, that create an indoor/outdoor dining experience. The villa has a fully equipped kitchen, however a personal chef is included in the daily rate, meaning that you can relax entirely.

Swim with a view
This magnificent private 26 square meter swimming pool has a deep swimming section and a shallow seating/children’s play area, and is surrounded by stunning views will create that perfect holiday atmosphere for everyone.

Luxuriant and comfortable bedrooms
Each of the 8 en-suite bedrooms enjoys satellite fed television and DVD, whilst being able to access the large music library on the centralized server. There is one large master bedroom, a further six doubles, and a twin; the master bedroom and two of the doubles have their own private balconies. Lift access to bedrooms (except lower floor rooms) not only means that luggage delivery on arrival is painless, but also that elderly relatives have access to the whole house from the car porch itself.

Villa Skyfall is located in Choeng Mon, the top East-Northern corner of the island. The Estate is just 10 minutes from the airport. Beautiful Choeng Mon beach is within walking distance and both the popular Chaweng beach, with its shops and nightlife, and Bophut Fisherman's village with its vibrant restaurants, are only a fifteen minutes’ drive away.

Rates Exclude

- Gratuities for household staff are encouraged and normal, but are left entirely up to the guests.
- Telephone, fax and telegram charges, car rental, food, soft drinks and wine/liquor, laundry and dry cleaning, ironing, personal items
and expenses due to any other third parties, and any excessive cleaning required upon departure (such as upholstery or rug
shampooing, ect.) or replacement of breakage’s
- Chef Service is THB 1,605 +, per meal.
- Groceries are charged at cost plus 20% handling fee or 600 THB, whichever is greater, both subject to 7% government tax.
- Extra bed available at USD 55 + per night per person; Max 2 extra beds per villa, more on specific request and approval only

Payment Terms

To validate a booking request the guest must make the deposit payment within a 5 banking days period. If the funds are not received within a 5 banking days period, WRMC (the Villa Management) reserves the right to void the guest’s booking request and allocates the villa to another guest.
The below deposits, applicable to all villas must be received by WRMC:

During Low – Shoulder – High Season:

- An initial deposit of thirty percent (30%) must be paid to confirm a booking for rentals beginning more than 45 days after the date of booking request.
- A total rental amount (100%) is payable to confirm a booking for rentals beginning 45 days or less after the date of booking request.
- Where a thirty percent (30%) deposit applies the guest must pay the remaining seventy percent (70%) balance not less than 45 days before scheduled arrival date.

During Peak Season/ Christmas & New Year:

- An initial deposit of fifty percent (50%) must be paid to confirm a booking for rentals beginning more than 60 days after the date of booking request.
- A total rental amount of one hundred percent (100%) is payable to confirm a booking for rentals beginning 60 days or less after the date of booking request.
- Where a fifty percent (50%) deposit applies the guest must pay the remaining fifty percent (50%) balance not less than 60 days before scheduled arrival date.

Payments and Security Deposits
Payments are to be done to WRMC via international bank transfer, nett of all bank charges.
A valid credit card from the main guest will be required prior to check in to guarantee incidental charges as well as any possible damage that might occur during the stay. If for whatever reason the main guest does not have a valid credit card with the required balance, cash (USD, EUR, GBP, CHF) will be accepted. However, WRMC has the right impose a different requirement on a case by case basis. Access to the property may be refused if security deposit is not paid in full. The security deposit will normally be refunded at the end of a rental period, after deducting
- All additional expenses incurred on the guest’s behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the guest, and telephone and internet charges, if applicable)
- The cost of replacement or repair for any loss or damage to the property or its surrounds or contents caused during the rental period. If this cost cannot be reasonably determined prior to guest’s departure, WRMC is entitled to withhold a reasonable estimate from the guest’s security deposit, and will return any balance to the guest as soon as possible after the actual cost has been determined.

Cancellation Policy

In the event that a guest cancels a confirmed booking, this has to be notified in writing (e-mail acceptable). The cancellation will take effect from the date the written confirmation is received. If the dates of a booking require to be amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any changes to the original reservation is subject to approval of WRMC (the Villa Management). The below cancellation charges also apply if WRMC cancels the booking due to non-payment of the balance. For no-show, 100% of the total rental amount will be forfeited. Early departure penalty will be subject to negotiation with WRMC.
The following cancellation charges will generally apply depending on the period of stay:

During Low – Shoulder – High Season:

30 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 29 days before arrival date:

- All rental payments are forfeited.

During Peak Season/ Christmas & New Year:

75 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 74 days before arrival date:

- All rental payments are forfeited.

Alterations and Cancellations by WRMC
Though it is unlikely that WRMC will have to make any changes to confirmed arrangements, it does occasionally happen, we will advise you at the earliest possible date. If for any reason beyond our control, we are unable to provide you with the Villa booked, WRMC shall reserve the right to cancel the reservation. For example, if the properties are damaged or rendered unusable WRMC will endeavour to locate guests to an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or guests do not wish to be transferred, WRMC will cancel the booking and refund in full, less any bank transfer charges, the amount paid to WRMC for the villa. WRMC shall not be liable for any further obligations or claims by the client.
