The accommodation and amenities are lavish and every last detail required for ultimate comfort and indulgence has been taken account such as an international direct dial telephone, WI-FI access, wide flat TV sets with DVD player and high quality sound system, a sports room with billiard table, dart, gym facilities and mini bar counter. The house has 3 stairways, a front stair in the pool area leads to a wide balcony living sala with adjoining dining table, the main stairs leads to the main living room, masters bedroom, guest/children’s bedroom and kitchen on the second floor, and a backdoor stair from the kitchen leads to the sports and gym area. All rooms and areas of the house is air conditioned and all bedrooms have en-suite bathrooms. There is also a maid’s quarter and laundry room.
One of the best feature is the large infinity edge pool in which you can actually swim freely as it is quite big enough even for small groups. Pool dining for 8, sundecks and a rattan swing chair completes your blissful swim. The idea is to give all the freedom and comfort needed for your dream holiday.
LOCATION
3-5 minutes to 7-11 convenience stores, ATM’s and restaurants,10-15 minutes to Rawai Beach, Friendship Beach or Chalong bay, 18 minutes to Phrom Thep cape or Viewpoint for a perfect sunset, 20 minutes to Big Buddha Mountain, or for shopping at Central Festival, Big-C Supermart, Tesco Lotus Mart.
What's included?
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.
Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht
The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.
