Patong Beach House is a great place to come on holiday, to enjoy your own little beach house right on Kalim coral beach, close by all the entertainment that Patong and Phuket's west coast can offer.
The villa is in a fantastic location with spectacular views over Patong Bay. It is a thoroughly modern interpretation of a direct oceanfront beach house, designed to be light and airy, with high ceilings, open living areas and easy transitions from inside to outside. It is finished to a high specification with an overarching design ethos of beachside 'cool'. The villa is one of only four private homes on Patong Bay where you can walk out of the villa directly onto the beach. Situated on a small, quiet, stretch of coral sandy beach, yet within easy walking distance of Patong - Asia's most vibrant beachside resort destination, Patong Beach House offers the perfect fusion of chic relaxation and entertainment.
The beach in front of the house is extremely private. It's tidal nature allows swimming at high tide and exploring the exposed coral rock pools at low tide. One can snorkel beyond the reef 100m off the front of the house. Apart from the odd fisherman in the morning or early evening, it is rare to see anyone else on the sand, making it perfect for a secluded beach holiday. Please note it is not a true day long swimming beach as at lower than high tide there is coral rock beyond the beach.
Patong offers 3 km of white sandy beaches within 3 minutes drive or 10 minutes walk. Alternative main west coast beaches such as Surin and Kata are 15 minutes drive. The island’s marinas are between 20 and 30 minutes drive. If you wish to combine a villa and charter yacht holiday, a boat can be moored beyond the reef, directly in front of the villa, in high season. Patong town has a huge selection of restaurants, bars and clubs; a major shopping complex with cineplex and bowling; spas and local market stalls. making it a fun place to visit day or night.
The villa, with approximately 350 sq.m of gross area, has three substantial bedrooms, all with fantastic views of the beach and bay and access onto balcony/terrace areas. The two upper bedrooms have large en-suite bathrooms and ample built-in cupboard space. The lower bedroom shares a bathroom with the living areas and has direct access to the swimming pool. outside terrace and beach. The villa is serviced daily by the housemaid, and offers an optional, personal laundry service.
The open-plan living space comprises a stylish kitchen with a large island breakfast bar, and a spacious lounge area with TV and DVD. From this, bi-fold and fully retractable sliding doors allow guests complete access to the covered, open-air dining area, 8.5m x 2.5m, 1.5m deep infinity edge pool and beachside terrace beyond.
As well as the beachside sunbathing deck, complete with sunloungers, there is a spacious 80 sq.m roof terrace on the third floor, with panoramic views of the bay, which provides a great space for relaxing and entertaining. Whilst half of the rooftop terrace is open and ideal for soaking up the rays on the sunloungers provided, the other half is covered by an open sided, modern styled ‘sala’, under which guests can relax day and evening in the oversize sofas. A range of lighting configurations allows guests to create the ambiance they desire.
There is a maximum occupancy of 6 guests at the villa. If you wish to have additional guests, please inform the villa manager. The villa is non-smoking throughout.

The Beach House is approximately 45 minutes drive from the airport. Upon arrival, the villa manager and maid will meet and greet you. The manager will orientate you to the villa and the local area, restaurants, transport options, etc. She will also be ready to answer your questions on best beaches and places to visit. There is a safe in the villa for your valuables, passports, etc.
The villa is close by several iconic Phuket restaurants, including the well known White Box Restaurant, Pan Yah Restaurant for tasty and good value Thai food on the ocean is 150m walk. There is an even more local oceanside Thai restaurant 60m away which can deliver breakfast as well as other meals. Opposite this is the fine Italian restaurant, Aqua. There are the usual delivery services from the various fast food chains in Patong: MacDonalds, Pizza Hut, KFC, etc, if you prefer.
There are various transport options available to you during your stay. The safest and most convenient would be a chauffeured car or minibus, where the stress of driving is removed. However, there are various self drive options available; experience shows that the best rates for these are secured in advance by Internet booking, so do look into these before your stay, if you wish to rent a car and drive yourself. You can easily hail a Tuk tuk (taxi van) which pass frequently along the road behind the villa. Indeed these make going into Patong to party, even late into the night, a very easy experience. Motorbike rentals can be found all over Patong and nearby the villa as well. Please do assess if you are trained and capable to ride a moped before deciding to rent. The most opulent transport, that fits well with Patong Beach House, would have to be a yacht. In the high season months from late December through to end April/mid May, you will be able to moor a yacht off the reef in front of the villa. Dinghy access direct to the beach house is fine at high tide; at low tide you should come ashore some 200m or so just south of the villa. Custom yacht and speedboat charters can be arranged by your manageress, either in advance or during your stay.

An initial deposit of 50% of the Villa rental is required to confirm a booking. For bookings made within 30 days of arrival full payment is required at the time of reservation.
Before the booking is confirmed and a contract comes into existence, Patong Beach House reserves the right to increase or decrease the agreed prices. No contract will exist between/with Patong Beach House until receipt of funds.
If funds are not received within 5 banking days the reservation shall be deemed to have been cancelled and Patong Beach House reserves the right to allocate the Villa to another client.
Payment of the outstanding balance must be received at least 30 days before the arrival date. Should Patong Beach House not receive the balance by the due date, we reserve the right to cancel the booking, and cancellation charges will apply.
A security deposit of minimum 1,500 USD is payable in cash in USD or the equivalent Thai Baht sum, to the villa manager upon arrival at the House. This is to cover the cost of any damage or breakage's or excessive cleaning of the Villa or its contents required as a result of the rental during the rental period. If damage is identified during the rental period, a repair/replacement bill will be levied and the cost of repair will be deducted from the security deposit and the whole security deposit replenished by the guest to it’s original amount by the guest. If the cost of any damage / breakages exceeds this amount, by accepting the booking, the guests agree to pay for the additional repair/replacement before departure. If the guests are not willing to make good on damages to the villa, the villa reserves the right to ask them to vacate the villa immediately with no recompense to the guests for unused days.
This security deposit will be returned to you at the time of departure, less any such costs.
We ask guests, especially with children to be particularly aware that the villa will charge for damage to walls and wooden floors caused by marking, scratching, dragging of luggage etc. and that such repairs range from 5,000+ THB for walls to 20,000+ THB for repairing scratched floors/stairs. If the cost damage to the villa or it’s contents cannot be accurately assessed before guests departure, Patong Beach House reserves the right to hold the entire security deposit until the repairs have been professionally quoted for and then after deduction for these repairs send back the remaining security deposit to the guests designated account.
You may cancel your reservation at any time by notifying us in writing by email. The following cancellation terms apply: more than 90 days prior to arrival: forfeit of 50% of the deposit; less than 90 days prior to arrival: forfeit total cost. If it becomes necessary to cancel all or any part of the booking, you must notify us by email. The cancellation will take effect from the day the written confirmation is received and all refunds will be transferred minus any bank transfer charges. The above cancellation charges also apply if Patong Beach House cancels the booking due to non-payment of the balance.
