The condo lies on a block of 79 condominiums. Based on the ground floor, the condo is found to the northern end of the block. The area has some great communal facilities. Guests can make use of the swimming pool and restaurant. For those looking to stay active there is a well-stocked fitness room.
The condo itself is cozy, with modern design and fittings. It is perfect for individuals or couples looking for an affordable property in a great location. Patong Beach is close by allowing guests to soak up the sun in the day and enjoy the pulsating and vibrant nightlife at night. However, the area directly surrounding the condo is peaceful and relaxed.
At just ten minutes’ walk away from the glorious Kamala Beach, the condo has a great location for those on a Thai beach holiday. Kamal Beach offers peace and relaxation, but for guests looking for livelier activities there is Patong Beach which lies 10 minutes away by car. Here there are lots of bars, nightlife and nightlife lasting into the early hours of the morning.
Another beach worth checking out is Laem Singh Beach which is five minutes’ drive north. This beach has some wonderful coral and guests can snorkel. 20 minutes away are two golf courses, great for golf lovers. Phuket City is 30 minutes by car and here there are some large department stores for guests looking to treat themselves. The international airport is also thirty minutes’ drive away.

Properties up to and including 4 bedrooms have 57 Kw units allowance per day.

If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht
The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.
Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.
The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.
This will be a minimum charge of THB 500.00 per person.
Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
Please Note: All credit card payments are subject to a surcharge of 3.5%
Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances
Please be aware that if you cancel your villa booking you will lose the 20% deposit.
Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.
