The shopping in Surin is only 5 minutes away, you have your choice or either Surin Beachor Bangtao Beach: both are only a 10 minutes' drive and lots of the other are also within easy reach. You have a first class marina and Laguna area within 10 minutes, first class spas and golf courses the same distance, and when it comes to restaurants you really are spoilt for choice. This area of Phuket has been one of the last ones developed, and the focus is on upscale, easy luxury.

The villa has a superb design with the main living area in its own building, then the gardens and step-down swimming pool leading to your two spacious en-suite bedrooms.
The beautiful design has made the most of the villa’s outdoor space, and you will really feel the full benefit of this. Enormous glass doors give you immediate access to the gardens and pool, and ensure that you are surrounded by tropical ambiance.
There is parking space at the front of the villa, and the front door brings you straight to the living space. This delightful area offers a kitchen, dining space and large lounge area. You also have a guest bathroom here.
The excellent kitchen facilities mean preparing meals will be a joy, while its breakfast bar is the spot for snacks, a chat, and coffee. The oval, 4-place dining table is perfect for dining together, and the spacious lounge area offers you entertainment in the form of a large flat screen T.V. and DVD. This is another great space for socializing.
Pass through your first sliding glass wall into the garden with its trees and tropical plants, and you have a table with two chairs and a large, swinging umbrella, meaning you can choose sun or shade to relax in. The lovely swimming pool with wide stepped entry and wooden deck is another great place to relax.
Walk through the garden private pool terrace to discover your sleeping quarters - two en-suite bedrooms. Your master has a 4 poster double bed, and the second bedroom has a comfortable double bed. Both bedrooms offer comfortable furnishings and flat screen televisions for your entertainment.
Once again direct access is offered via the glass ‘wall’ in each bedroom to your garden area. The en-suite bathrooms are modern luxury, and the master has a Jacuzzi tub for total relaxation.
Cherngtalay, near Bang Tao and Surin in Phuket
When it comes to getting out and about the villa’s central location ensures everything is within easy reach. Bang Tao Beach and Surin Beach are both within ten minutes, while shops, cafes, bars and restaurants are closer. The beautiful marina and Laguna areas are also just ten minutes. Golf enthusiasts and those who enjoy first class spa facilities will be delighted that both are within 10 minutes’ drvie.
There are many local attractions in the area, and you will travel only 30 minutes to get to the island’s busiest resort of Patong. In all truth though, the inviting and comfortable surroundings you will quickly get used to at Baan Wana 8 will be more than enough for most to keep them ‘villa bound!’

* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht
The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.
Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)
If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.
The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.
This will be a minimum charge of THB 500.00 per person.
Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
Please Note: All credit card payments are subject to a surcharge of 3.5%
Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances
Please be aware that if you cancel your villa booking you will lose the 20% deposit.
Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.
