This is the most unique Villa in Phuket built into the hillside of Phuket over 4 floors with an open plan design connecting the living room and the dining room. The living room is spacious and the dining room has the ability to seat 6 people. The views from both of the town below are enhanced when the louver shutters are opened.
With the Western style kitchen built on the ground floor it connects to the top floor with a dumb waiter so there is no need to walk to send any drinks to the terrace. The main bedroom has large windows covered with old style louver shutters. It is ensuite however open plan in design which gives it a French feel. The ceilings are high and with the large windows make the room feel spacious. An eloquent wooden staircase leads you to the 3 bedrooms above where the floor colour turns yellow which is a visual delight.
The views from all the windows are breathtaking of the sea and countryside. The final staircase takes you to the terrace where there is a private spa outside with the sounds of running water from the small mountain stream next to the house.
There are 4 elegant bedrooms in this Villa. The main bedroom on the ground floor has an open plan ensuite bathroom with a queen size bed while the other bedrooms are on the second floor being Queen Size beds and one has twin beds. They all have views of the countryside or the bay.
The main bedroom has a stunning bath which will send you back to a colonial era. It also has a shower, hand basin and toilet in an open plan design. The rooms on the second floor have much smaller bathrooms however their décor of tropical colours and washed floors remain the same. These are complimented by the spa bath in the open on the terrace.
The dining room is open plan and connects to a small terrace with a view of the hillside community. The dining room has soft seating for 6 people with a view over the bay directly in front. Your Sunday lunch will never be the same again.
The kitchen is large and modern and comes with a dumb waiter for the terrace. There is a modern fridge, hob, microwave and oven. The cutlery, crockery and glassware in the kitchen are better than best and will leave an impression on any guests you entertain. Keeping you cool is a ceiling fan in the kitchen while you whip up lunch.
The living room has a magnificent view of the sea and town below when the louver shutters are opened. With is high ceiling and large windows it leaves the impression that the room is larger than what it is. With ceiling fans, a plasma television, breakfast bar and loads of sofa space this living room has much to offer.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Cars A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas. Cars will only be provided on bookings of 7 nights or more. The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused. Punctures will be repaired and paid by the company – kerbing and damaged wheels will not. In the event of a car not being required a THB 600.00 reduction can be made from the list price. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
