This single storey detached L-shaped villa offers all the comforts of a home away from home, yet set in a tropical landscape. On entering the villa, the large lounge area, boasting its own four-poster settee, the beauty of the swimming pool is immediately apparent. The 10m X 4.5m pool, which has half-round steps leading into 1.7m of safe family bathing, is lit both underwater and above for magical evening soirees. Tasteful Thai statues pouring water into the pool make a feature of the far end, and enhance the sounds of paradise.
The large living room is the main area of the house, overlooking and leading onto the pool. There are satellite channels on a flat screen TV and a large settee. High ceilings give the area an airy feel. High siding glazed doors afford views of the pools and garden on two sides adding to the general atmosphere of well-being in your own private villa.
The dining area is within the main living room around a circular table overlooking the pool, or you may wish to take you meals poolside.
The separate kitchen is of modern practical design, with a window overlooking the garden pathway, behind the double-drainer sink. There is a four-burner gas hob set into the black granite worktop, with all the crockery and cookware you need to enjoy a home away from home. A microwave and fridge/freezer complete the kitchen.
The master bedroom adjacent to the far end of the pool offers patio-door access to the pool on one side, and the large ensuite bathroom on the other. It is large with plenty of wardrobe space, ceiling fan, TV and a modern feel. As an added feature, there is also a modern four-poster bed, and the ensuite bathroom is excitingly outside. The centre bedroom is ensuite with its own shower room and WC, and the other larger guest bedroom, (also ensuite), has a ceiling fan and large dressing table with fold up central mirror.
There are three bathrooms including the master outdoor ensuite, which also boasts a two-person corner whirlpool bath. Total privacy is assured and the idea of having the sun or stars as the ceiling of your bathroom lends a distinctly unique experience for those coming from colder climes. All the ensuite bathrooms are of high quality and will top off a perfect day of relaxation and fun in the sun.

At the top of a village of only seven properties, you can relax in comfort and privacy in and around your own private pool, before venturing out to all the local attractions. If you like horse riding, shooting, bungy jumping, or elephant trekking, everything is at your fingertips within 15 minutes or less. Pattaya and Jomtien are both within 10 kilometres. There is an Italian restaurant within 600 metres (closed Mondays) and further afield there are eating-places of all nationalities.

Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
Cancellation by the property manager
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid.
We can not accept any further liability other than the above, please ensure you have adequate insurance.

A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered.
The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out!
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs � check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
