Villa Atika 2 is a neat and modern 2-bedroom duplex villa, with shared entrance steps to an identical unit beside, located on the steep side of a residential hill facing north over Patong bay, with clear panoramic views of spectacular lights at night, and shaded views in the sunny dry season. The villa is a stylish western structural design with air-conditioning, open plan spaces and glass panels, blended with Chinese-Thai decors and artifacts.
The villa is fully equipped with all the amenities of luxurious elegant living, including an infinity swimming pool, sun & shaded roof terrace above, plus a 2 car garage below with a built-in store room. Located within a secure private estate, with service manager, daily maid and pool boy, this is one of the best value for money villas in Patong.
There is a large soft brown U-shaped sofa for up to 6-7 people to watch a wide flat screen TV with satellite channels and a DVD/stereo player. Take advantage of the WiFi internet connection as you gaze out towards the Andaman Sea through wide paneled sliding glass doors leading to a cozy pool with 2 sun loungers.
The open planned dining area blends with the kitchen with a wooden round glass topped table and 4 chairs. Another rattan table with 4 chairs is set on the pool terrace for casual dining.
The fully-equipped kitchen provides enough black granite work space for cooking or serving. There is a dishwasher machine, rice cooker, blender, coffee machine, tea/coffee supplies, kettle, toaster, sink, 4 ring cooker, ventilator, full oven & microwave, fridge/freezer and plenty of cupboards.
The two double-bedrooms enjoy a full view of Patong Bay, with the master bedroom enjoying sliding glass doors that open to a sun terrace/balcony with sun lounge chair and a small table, while the guest bedroom has a swing locked door access to the same balcony. The master bedroom has a wide flat-screen TV with True cable satellite, extra chair with desk, and ensuite bathroom just 4-steps up above with glass panels between, and clothes cupboards with mini-safe inside. The guest bedroom has mirrored clothes cupboards that make it appear larger, plus another TV with True cable satellite & DVD player. There is also a baby cot in storeroom. Above the bedrooms are steps to a sunroof with 2 sun loungers but owner plans soon to remove and install a new larger shaded dining table area with big sofa and steps to back raised area.
From the master bedroom’s floor level area, there are 4 steps up to a smart bathroom encased in full glass walls so you can still enjoy the sea-views even when in the bathtub or shower, with 2 basins and a toilet. The guest bedroom has a smaller ensuite bathroom with shower, basin and toilet. There is also a small bathroom with toilet and basin under stairs on ground floor.

| This villa is set within a private estate 5 minutes drive from famous Patong beach on the south west headland overlooking Patong bay. The estate is situated above the Amari hotel in a quiet cliff setting only 3 minutes drive away from the unspoilt smaller Tri Trang beach or 5 more minutes to Paradise beach. The access road is very steep but well graded and drained. It is 10 minutes from big department stores, many restaurants and exciting nightlife of Patong. The villa is 20 minutes to golf course in Kathu, 30 minutes from Phuket city, and 45 minutes from the airport. |

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage. On some 'high end' villas services are inclusive this will be stated on your booking details. Please do not use the air conditioning unnecessarily and switch off when going out! Cars A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas. Cars will only be provided on bookings of 7 nights or more. The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused. Punctures will be repaired and paid by the company – kerbing and damaged wheels will not. In the event of a car not being required a THB 600.00 reduction can be made from the list price. Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Surcharges. We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV's appliances, pool equipment or any electronic or mechanical items. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. Late checkouts will be charged at THB 250.00 per hour or part thereof. Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure. General We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool. |
