From the moment you step foot on the premises, which is surrounded by a tall perimeter wall that provides you with total privacy and seclusion, you will see a flowing garden with a private swimming pool with adjoining water feature and shaded Thai Sala. The garden is extremely private and well designed. There is also a back garden with a smaller pool that also has security rails (for children) on request.
The lounge is surrounded by tall windows that not only aid cooling airflow but also provide direct access to the front and back gardens and the swimming pools. The lounge also has a large settee within close proximity of the entertainment features such as the large Samsung flat-screen TV with international satellite channels and a DVD player.
The dining room is situated directly between the lounge and kitchen with a large dining table with seating for six people.
The spacious European style kitchen has lots of work surfaces and units, so there is much room for storage and food preparation. The selection of modern appliances includes a toaster, a large Samsung refrigerator, stovetops, microwave, oven and tea and coffee making facilities. There is also an outdoor kitchen set between the two separate bedrooms on the back garden. This kitchen has an oven, stovetop and refrigerator.
There are seven bedrooms in the villa, five of which are within the main house while the other two are situated within a separate building on the back garden. All bedrooms have double beds, ensuite bathrooms, air-conditioning, wardrobes and their own televisions. The master bedroom also has access to a large balcony/terrace with a raised sala that overlooks the property and gardens. The bedrooms in the main house are immensely sized and really are beautifully decorated with the Asian/Balinese atmosphere.
There are 8 bathrooms in the villa, 7 of which are ensuite bathrooms. The eighth bathroom is situated downstairs for guest usage and has a toilet and wash basin. The ensuite bathrooms all have showers, wash basins and toilets, although the bathroom to the master bedroom also has a Jacuzzi.
The Balinese design ensures tremendous airflow throughout the property, and all the main downstairs rooms face out to the garden and pool. The games room is a great feature of the villa, with a bar area and a high quality slate-bed pool table.
There is NO SMOKING in the villa, but you can smoke outside in the garden!

| The location on Pratumnak Hill is one of the finest and most convenient in the region, under a 10-minute drive in both directs to the beaches of Pattaya and Jomtien. You can actually walk to the south end of Walking Street in roughly ten minutes. Situated just 600 meters from Cosy Beach is another amazing feature of the villa. Pratumnak Hill is also home to many restaurants, both Thai and International, alongside many convenience stores and massage establishments. If you are looking for shopping centers, Big C, Tesco Lotus and Central Festival are all a 10-minute drive away. Two of the best restaurants in Pattaya, Mata Hari and Manhattans, are situated at the bottom of Pratumnak Hill on the Jomtien side. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
