Just 500 meters from Cosy Beach at the convenient Pratumnak Hill area, ideally positioned between both Pattaya and Jomtien, this is the perfect holiday location for singles, couples and small families alike.

The villa is situated on a private yet quaint estate with just four other villas with overnight security. Surrounded by a tall perimeter wall that aids superb seclusion and privacy, Baan Tawan 2 is a place you can relax around the pool on the cosy garden without prying eyes. Immediately when you walk through the entrance doors to the garden, you will feel at home within the warm embrace of this excellent Pattaya rental home. You will see the private swimming pool with its adjoining covered terrace area, which is ideal for taking that relaxing drink. You can access the main living and bedroom areas from the garden through the surrounding patio doors.

The villa was designed in an L-shape format that clings poolside from every area. The villa has two bedrooms, two ensuite bathrooms, spacious and luxurious ling and dining areas, and a European standard kitchen ideal for self-catering.

The luxury interior of this villa is no more apparent than within the open plan living space. With direct pool access and views via the tall surrounding patios doors, the lounge really brings this property to life while providing a very homely atmosphere. The large L-shape settee is situated directly in front of entertainment options such as a large LCD TV, DVD player and international TV channels. The selection of colorful paintings fit perfect against the pristine white walls and give the area real character and flavor.

The dining room is part of the open plan living space, and comes equipped with a circular glass dining table with settings for four people, which also look directly out towards the garden and pool area.

Built to the highest European standards, the kitchen is a dream for those who want to take advantage of in-house self-catering options. The kitchen is situated within footsteps of the lounge, and owns many wooden storage units and black granite work surfaces. The choice of modern appliances includes a microwave, refrigerator and freezer, stovetops and tea and coffee making facilities. There is also a breakfast bar with two seats for informal dining.

There are two bedrooms in Baan Tawan 2, both of which have been designed with your comfort and relaxation in mind. Both bedrooms are decorated in light tones and come equipped with air-conditioning, built-in wardrobe facilities, double beds and ensuite bathrooms. Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.

Cancellation by the property manager
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid.
We can not accept any further liability other than the above, please ensure you have adequate insurance.

Payment Terms
Booking deposit
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.

Payment
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.

Security deposit
We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.

Personal Safety
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.

Pets
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.

Smoking
Please consider our non smoking guests and smoke outside the property, ash trays are provided.

Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.

Water & Electricity
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out!

Liability
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.

Force Majeure
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.

Swimming pool
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.

Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.

Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
