This is one of the only four bedroom holiday homes that sit this close to the nighttime excitement of downtown Pattaya’s extensive array of amusement venues. It has a large freeform tiled pool with three salas in the garden, so entertaining is part and parcel of your time here, especially at the large covered outdoor bar with stools right next to the pool. The shaded lounge area adjacent to the waterfall provides a place where you can relax during the day listening to the therapeutic sounds of the trickling water.
Inside the villa, the décor is splendid with a generous serving of Thai art, distinctive handicrafts and hand hewn furniture that together create a very exclusive ambiance reminiscent of the lobby of a five star hotel. With marble floors downstairs and ceramic tiles upstairs and surrounding the pool, the sophisticated style pervades the entire house and the surrounding landscaped gardens.
Even while sitting inside to escape the heat you can enjoy the beauty of the garden’s tropical plants through the living room’s enormous picture windows. Check your email at the desk while watching the flat screen TV which gets numerous international channels. Sink into one of the huge leather sofas and turn on the air conditioner for a mellow afternoon.
Enjoy the atmosphere of a fancy five star restaurant style dinner at the beautiful marble top dining room table and water hyacinth chairs. All of the requisite dishes, glassware and cutlery are provided to make every meal one of distinction, surrounded by international paintings and photography.

All four bedrooms feature quality double beds made with luxurious linens, pillows and accessories. They are decorated artistically and well furnished with an eclectic mix of antique style and modern fittings. Each has its own bathroom, personal air-conditioning unit and a choice of lighting options to set the mood as you like it.
All four bathrooms are ensuite and the master bath has a double shower as well as bathtub, wash basin and toilet. The walls and floors are fully tiled in subtle tones that reflect the relaxing atmosphere of the villa and grounds. All have their own hot water heater, counters and cabinets. A generous supply of plush towels is furnished as well.

The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
