The villa is completely set up for self catering holidays providing guests with a home from home environment with the added luxury of a house keeping service every 4/5 days.

Overlooking the central residents park and gardens, the location provides an ideal peaceful retreat. Fully furnished with a fitted kitchen, utility/storage room, full wireless internet, (personal laptop required) LCd falt screen wall mouted t.v with international satellite service and DVD player.
Each bedroom has air conditioning. The large master bedroom has its own en suite bathroom, with Balinese style outside shower plus a walk in dressing room with wall to wall open wardrobes and a fitted security safe. A second bathroom with large bath and shower, services the 2 and 3 rd guest bedrooms plus a separate entrance W.C to add to the comfort for that relaxing holiday.
The villa comes with the addition of pool cleaning and garden care, house cleaning and bed linen and towel laundry service every 4 th afternoon, complimentary baby cot and highchair.

The villa is situated approx. 2.3 km's away from the village of Maenam on the North Coast of Koh Samui, only 20 - 30 minutes from the boutique airport, in our VIP Minibus, with flights from Bangkok International Airport available every hour with Bangkok Airways and Thai Airways.
For visitors from Hong Kong and Singapore, direct flights into Koh Samui are available from Bangkok Airways.
Maenam village runs along a 4 km stretch of the ring road with a pleasant cosmopolitan feel to it as many expatriates have settled in this area and opened up cafes and restaurants, indeed the local Italian, Caf� e Cucina, is one of the best on the island.
Shopping, Taxis and Services
From the ring road, there is access to regular taxi services, internet cafes, Hair and beauty salons, Thai massage and reflexology boutiques, opticians, a 24 hour 7 - 11 food store, tailors, traditional Thai market, banks with ATM cash machines and foreign exchanges, medical centre, Thai and western restaurants with takeaway options, a great beach and numerous relaxing beach front bars and cafes.

Maenam Beach, which is just behind the main shops in the village and a mere 5 minute walk from the does not have the mass influx of tourists each day hence it is popular with couples and families seeking something a little more relaxed.

For your fine dining you can choose from a wide range of high end resorts for alfresco venues such as Zazen Boutique Resort or Ocean 11, two of the islands finest restaurants, or alternatively you can enjoy the Samui of old with its more traditional and simple Thai resorts and beach restaurants offering breakfast, lunch and dinner.

Access to the neighboring islands
A number of piers are situated in this area running regular services to Koh Phangnan and Koh Tao. Water sports on this beach are popular thanks to the windy shore, why not try your hand at kite-surfing or windsurfing? The kite-surfing school operates from this beach.
Weather & Climate
Thailand is fast becoming a country to be visited all year round.
Koh Samui benefits from a good weather season of about 10 months of the year.
The 'dry' season is generally from January till May and July through to September. Temperatures regularly reach 30 to 35 degrees till May and then 35 to 40 degrees till September with odd showers from July to September.
The 'wet' season is generally from mid October to mid December when temperatures are around the 25 to 30 degree mark.
November is often regarded as the 'monsoon" season, though the heavy rains that come at this time are generally only for a few hours at a time, with many days in between blessed with sunny spells.
Tropical rain showers may occur late December and early January.
As with all weather predictions in this ever changing world of climate irregularity, you can never be absolutely sure and the weather can catch us out but we hope this gives you a helpful guide nonetheless.
(Please note, the weather predictions for Koh Samui are very different to those of Phuket and Krabi, which experience different seasons due to their location in the country). Do make specific enquires with your travel agent and ensure you are getting the right information, especially if you intend to partake in activities such as scuba diving, sailing, general water sports and golfing.

ALL RATES ARE SUBJECT TO A 10 % SERVICE CHARGE
In the event that the booking is canceled prior to arrival we regret that no deposit/ and or balance paid can be refunded.
However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing for the same villa. (Dates will be accomodated subject to the availability of the villa). If the new dates fall into a higher price bracket due to a different rental season, the difference will be charged accordingly.
Once the final balance is received 8 weeks prior to arrival, the same cancellation conditions as above apply.
If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.
Please note that as this villa is privately owned and not part of pool system it is not possible to change villas on arrival.
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, car hire/jeep or motor bike rental, etc.
It is highly recommended that all guests are covered by comprehensive travel insurance (including villa cancellation, flight delays/cancellations, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).
The holiday rates exclude:
* Food and beverage supply (with the exception of the welcome pack)
* Breakfast, Lunch or dinner. (Self catering only)
* Cooks/chefs, maids, nannies, chauffeurs, babysitters.
* Hair driers and international adapter plugs & dishwasher tablets.
Hire Car Service
A hire car will be needed as the villa is not located on a main taxi route.
Full arrangements can be made through us to have your car delivered to your door upon arrival. (full insurance included).
A wide range of fully insured vehicles are available with baby seats.
Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, bookings are only accepted from families and couples looking for a relaxing and quiet holiday within their own villa.
The management make every effort to ensure that all guest's and home owners privacy is not invaded or disrupted.
The terms of payment are as follows:
Upon confirming the reservation a deposit of 30 % of the total figure incl. the service charge is required to secure the booking.
The balance of the booking is required 8 weeks prior to arrival.
The Villa Payment Options are as follows:
1. Transfer to our U.K account - Lloyds TSB (subject to a 15.00 GBP bank fee).
2. Bank transfer to our Thai bank account in Koh Samui.
3. We accept PayPal payments, (a 4 % fee is applied to cover the Paypal charges).
4. You can also pay by Western Union.
We regret we are unable to accept payments by credit cards.
